La playa de Alcudia de Mallorca ha sido votada como una de las mejores playas de Europa

La playa de Port d’Alcúdia de Mallorca ha sido votada como la segunda playa más bonita de Europa según una encuesta realizada por TripAdvisor. La superó por muy pocos votos la playa de Ölüdeniz, en Turquía. Situada en el norte de la isla, la playa de Alcúdia se extiende más de 14 kilómetros hasta Can Picafort y es la playa más extensa de Mallorca.

En la década de 1920 los primeros turistas empezaron a visitar Alcúdia y a principios de la década de los 70 se hizo evidente que el turismo sería el futuro de Alcúdia. 15 años después, el antiguo puerto de Alcúdia se había convertido en un recurso importante para el turismo europeo. En los años 90 el boom de la construcción se calmó y se pusieron en marcha una serie de reglamentos para prevenir una construcción masiva. Actualmente la atención se centra en los visitantes que buscan relax y actividades culturales. También se ha construido un campo de golf y hay la posibilidad de practicar muchos deportes, como el ciclismo y el senderismo. El casco antiguo se ha conservado muy bien y ahora, con calles peatonales, se ha convertido en uno de los pueblos más visitados de Mallorca.

La playa es curvilínea y cuenta con arena fina y blanca y palmeras. No es muy honda por lo que es ideal para familias con niños pequeños y también es recomendable para practicar snorkeling, buceo y esquí acuático. El Paseo Marítimo está repleto de bares tradicionales que venden de todo, desde bebidas y helados hasta comidas, tales como pizzas, pastas y paellas. Algunos de los yates más lujosos de la isla se puede ver amarrados en el puerto. A diferencia de otros puertos deportivos, el puerto de Alcudia no se encuentra entre dos playas, evitando así que los barcos se acerquen a los nadadores, por lo que sus aguas son muy claras y seguras para nadar. En Alcudia también se celebra el campeonato anual de Ironman, que acoge participantes procedentes de todo el mundo.
La vida nocturna es más de tipo familiar que en otras partes de las Baleares y hay muy buen ambiente en la zona de bares y discotecas.

En resumen, Alcúdia es un hermoso municipio muy solicitado y es muy recomendable para quienes están pensando hacer una inversión inmobiliaria.

Alcudia beach in Mallorca voted one of the best in Europe

The beach at Port d’Alcudia in Mallorca has been voted the second most beautiful beach in Europe by travellers of TripAdvisor. It was just pipped to the post as European hotspot by Oludeniz beach in Turkey. Located in the north of the island, La Playa d’Alcúdia stretches more than 14km all the way to Can Picafort, making it the longest beach in Mallorca.

In the 1920s the first tourists began to visit Alcúdia and by the early 70′s it became clear that the future of Alcúdia would be in tourism. 15 years later the old harbour of Puerto de Alcúdia had developed into a major resort for European tourism. In the 90′s the construction boom calmed down and several regulations were put in place. Now the focus is on visitors searching for both relaxation and activity. A golf course has been constructed and there are numerous biking and hiking opportunities. The Old Town has been preserved and pedestrianized and it has now become one of the most visited villages in Mallorca.

The beach itself is curved with fine, white sand with numerous palm trees. The water is fairly shallow making it ideal for families with small children and it is also wonderful for snorkeling, diving and waterskiing. The main promenade (Paseo Maritimo) is  packed with traditional ‘Balneario’ bars that sell everything from drinks & ice-creams to hearty meals such as pizzas, pastas and paellas, and some of the island’s most luxurious yachts can be seen in the Port. Unlike some ports this marina is not sandwiched between beaches so usually boats will not come close to swimmers, which leaves the waters very clear and safe for swimming. There is also an annual Ironman competition which takes place in Alcudia  with participants coming from all over the world to complete.
The nightlife is more family orientated then in some of the other Balearic resorts. The bars and clubs are lively but rarely rowdy.

All in all, Alcúdia is a beautiful sought-after resort and well worth a visit for those considering investing in property.

Lucas Fox guide to East Mallorca

The East coast of Mallorca is an area of outstanding beauty and is one of the most preserved coastlands of the island. There are eight main coastal villages – Arta, Petra, Portocristo, Portocolom, Felanitx, Manacor, Costa de los Pinos and Canyamel. These beachside villages are defined by their sandy, pristine beaches, breathtaking countryside and easy access to leisure activities from golf to sailing, hiking to scuba diving.
An ideal boating area, the coastline is peppered with small beaches (calas) stretching from Cap de Ferrutx near Cala Ratjada in the north of the island to Punta Negra in the south. Many of these are only accessible by sea.
The greatest concentration of these coves which are easily accessible lie to the south of Cala d’Or. Here you can also discover the national park of Mondragó and the beaches at Cala Figuera and Cala Santanyi. Inland from the coast rural life continues in the small villages unaffected by tourism. The biggest tourist development is the resort of Cala Millor which has long been a favourite for German visitors attracted by its fine, long, sandy beach. Neighbouring Cala Bona has also proved popular among foreign visitors. Porto Cristo is one of Mallorca`s prettiest coastal towns and is also home to the Caves of Drach and the lesser known Caves of Hams. Golf enthusiasts are not short of choice along this coast. Superb courses can be found at Vall D’Or, Capdepera, Canyamel, Pula and Son Servera. Capdepera also has ferries running to Menorca regularly.

Lucas Fox’s guide to…Palma (Mallorca)


Palma
(formerly known as Palma de Mallorca) is the island’s only true city and is the capital of the autonomous community of the Balearic Islands. It has a population of approximately 400 thousand and is the 12th largest urban area of Spain. Almost half the population of Mallorca live in Palma. Its airport, Son Sant Joan, serves over 22 million passengers each year and it is where the Spanish Royal Family tend to spend their summer holidays.

Palma is a city of modern hotel chains and upmarket shops, yet still retains much of its original architecture in the Old Town – a maze of streets and picturesque squares hinting towards an Arab past. With the exception of a few streets and squares which allow traffic, the streets in the Old Town are narrow and quiet and boast a diverse range of buildings. The majority of buildings are private houses, some of which are open to the public as discreet museums or galleries. La Seu, its restored cathedral is the city’s most prominent attraction. Although construction began in 1229, it was not finished until 1601 and architect Antoni Gaudí was drafted in during a restoration project in 1901. The Parc de la Mar lies just south of the cathedral. The Old Town is also home to the Town Hall and Arab Baths, one of the few remnants of Palma’s Moorish past. The city’s beach Playa de Palma, is ten minutes from the city centre.

Football is the most important sport on the island, with the majority of fans supporting Real Mallorca. The city also holds a number of watersports and cycling tournaments.

In recent years Palma has increasingly attracted a cosmopolitan crowd, many of whom are choosing to buy in the city instead of other areas of the island. Some have even labeled Palma the ‘new Barcelona’, albeit a smaller version.  Indeed the city is undergoing a similar transformation -  new stylish hotels, fashionable shops, restaurants and bars are appearing and the opening of the Es Baluard Art Museum has helped assert the city as a cultural capital.

Lucas Fox entra en 2012 con mayor volumen de negocios, un aumento de la cartera inmobiliaria y con más personal, productos y servicios especializados

Lucas Fox International Properties anuncia hoy su año de más éxito hasta la fecha. A pesar de las duras condiciones en el mercado inmobiliario español, la empresa se ha ido fortaleciendo a lo largo del 2011, año en que ha doblado el número de personal, de consultas de clientes, de tráfico de visitantes al sitio web y de la oferta de servicios.

La compañía finalizó el 2010 contratando a personal interno clave y formando alianzas estratégicas. Estos recursos permitieron que la agencia adquiriera la mayor cartera de propiedades de lujo, de gama alta y de propiedades comerciales en venta y en alquiler en la ciudad Barcelona y alrededores y en la Costa Brava. En el primer trimestre de 2011, la empresa abrió una oficina en Ibiza, que ya se ha afianzado en el mercado de la isla. En el cuarto trimestre de 2011, la empresa, anunció formalmente la apertura de la oficina de Mallorca. El tercer trimestre de 2011 fue el mejor periodo de la empresa hasta la fecha, obteniendo una cifra de 19,5 millones de euros en transacciones. Referente a los resultados de la empresa, Alex Vaughan, director de Lucas Fox, dice: “Estamos encantados de que los resultados de 2011 hayan superado nuestras previsiones y expectativas. Esto se debe a dos elementos clave: a las propiedades de alta calidad que sabemos que serán de interés para nuestra base de clientes internacionales y al desarrollo de la relación con los clientes. El secreto de nuestro éxito de 2011 es simple: invertir en el cliente y asegurarse de que los clientes obtengan lo mejor de cada transacción y que deseen mantener una futura relación con la agencia.”

Vaughan aclara y justifica el enfoque de la agencia respecto a las relaciones con los clientes: “En una industria que tiene mala publicidad y que está en recesión, los hechos hablan por sí mismos. Solo durante el mes pasado recibimos 125 consultas de compradores calificados a través de recomendaciones.”

Para este año, la empresa se muestra optimista. Vaughan explica: “Prevemos fuertes transacciones y las perspectivas para el año son muy alentadoras. Comenzamos el 2012 con más de 5.000 compradores activos que provienen del norte y este de Europa, de Rusia, de Escandinavia, del Oriente Medio, de Estados Unidos y de China.”

En 2011, Lucas Fox inició una serie de iniciativas de servicio al cliente que incluyen la creación de los siguientes departamentos: Propiedades Comerciales y de Inversión, Fincas Rústicas y Deportivas, Gestión del Estilo de Vida, y Alquileres Corporativos. Lucas Fox Moves into 2012 with Increased Turnover, Property Portfolio, Specialised Staff, Products & Services

Lucas Fox International Properties today announce their most successful operational year to date.  Despite tough market conditions for Spanish real estate the company has gone from strength to strength in 2011. During 2011 the agency doubled its staff, client inquiries, web-site visitor traffic, and its service offerings.

The company ended 2010 hiring key internal personnel and forming strategic alliances. These resources enabled the company to capture the largest portfolio of high end, luxury and boutique properties for rent and sale in Barcelona City, Barcelona surroundings and Costa Brava. In quarter one, 2011 the company opened its Ibiza office, which has already gained a strong market position on the island. In quarter four, 2011 the company formally announced the office opening in Mallorca.  Juan Antonio March, the former Spanish ambassador to Russia became a shareholder in Lucas Fox Mallorca and will lead on internal strategy and consulting for Russian and Eastern Europe relations.

In terms of transactions quarter three, 2011 marked the agency’s best to date closing with 19.5 Million Euros.  Alex Vaughan, Director of Lucas Fox commented on the company’s performance in 2011, “We are delighted that the results from 2011 exceeded our forecasts and expectations. This is down to two key elements: High quality property that we know will appeal to our database of international clients and developing client relationships. The secret of our success in 2011 was simple: Invest in the client, and ensure clients get the best from the transaction and want to continue a relationship beyond.”

Vaughan clarified and substantiated the agency’s approach to client relationships, “In an industry suffering harsh publicity and economic downturn the facts speak for themselves. Last month alone we received 125 qualified buyer enquiries just from referrals.”

For the coming year the company is optimistic. Vaughan explained,  “Our transaction pipeline is already looking strong and the outlook for the year is very encouraging.  We start 2012 with over 5,000 active property buyers registered from Northern and East Europe, Russia, Scandinavia, the Middle East, the U.S and China.”

In 2011 Lucas Fox started a host of client and service initiatives.  The services include the following internal groups: Commercial & Investment Property, Country & Sporting Estates, Lifestyle Management, and Corporate Rentals. The company has acquired key internal staff to oversee and support its existing and new service channels.  The agency plans to expand its web presence further in 2012.

Lucas Fox International Properties today announces the opening of their new Mallorca division. The launch reflects the company’s ongoing commitment to the Balearic Islands and follows the opening of an office on Ibiza at the start of 2011.

Gracias a la temporada de verano, muchos de los turistas que vienen en julio y agosto aprecian el valor de estas zonas, lo que hace incrementar los precios de los inmuebles, situándolos en los mismos niveles que a comienzo del año

También hemos observado este creciente interés en los inmuebles de Mallorca en foros de Internet, donde hay debates sobre el aumento de precio de las propiedades de Mallorca que se ha producido partir de julio.

 

Será interesante seguir de cerca estas zonas durante el último trimestre para ver si los precios se mantienen estables o siguen aumentando. Mientras Kyero no tiene tendencias de precios de la zona codiciada de Llucmajor, donde Lucas Fox ha realizado ventas recientes, es muy popular como un lugar clave de Mallorca entre los compradores. Los datos de Fotocasa muestran un aumento constante de los valores inmobiliarios en esta zona desde mayo. Este es uno de los más fuertes indicios de que tal vez la de tocar fondo en el mercado ha tocado fondo después de cinco meses de aumentos consecutivos de los precios:

Una zona que no ha registrado ninguna caída en los precios y que sigue aumentando el valor de los inmuebles son las villas de lujo de Palma de Mallorca.

Debemos tratar los datos con cautela, aunque pueden revelar posibles tendencias en las zonas de Mallorca. Para conocer los precios medios de las propiedades Mallorca lo que va del año, Idealista muestra otro tipo de tendencias. Según sus datos -basados en los precios de venta de las propiedades anunciadas en su página web- Santa Ponça ha registrado un aumento gradual durante todo el año, resultando en un crecimiento anual del 8,6% en los precios medio del año pasado.
