With the release of the Lucas Fox Market Reports this week, there is bound to be some contention as the agency’s Directors share their insights and predictions on the future for Barcelona luxury property, Costa Brava villas and Ibiza real estate for the next six months and into 2012.

The Barcelona luxury property market is analyzed in the Lucas Fox half-yearly Market Report

Each half-year, Lucas Fox International Properties releases a compilation of data to summarize the local property market conditions in its three principal locations: Barcelona, Costa Brava and Ibiza. With the launch of a new design and more comprehensive analysis for the market report formats, Lucas Fox Directors have shared their analysis of the markets they are working in day by day, month by month.

Barcelona real estate may be a slightly more reliable market to analyze and second-guess than the at-times volatile national housing market has been over the past few years. Meanwhile, the prices of Costa Brava villas and the continuing demand in Ibiza real estate show that there are some signs of a steadying trend – particularly at the luxury end of the market – making it possible to forecast the next six months without too much out of a leap of faith. All the same, there are distinctly different perspectives amongst analysts as to the state of the local housing markets, and the Directors were well aware there are bound to be alternative (and vocal) opinions.

Some analysts have suggested that there is still some bottoming of the market to occur, while others are enthusiastically looking for bargain-priced properties.

Given these differences in interpreting the housing markets, the Directors wanted to offer their clients and regular readers a firmer sense of what is happening locally, so that investors and sellers can make more objective decisions.

“We predict that for the immediate future buyers will be able to secure Barcelona properties at competitive prices”, affirms Alex Vaughan, Director of Lucas Fox. However, he also tempers his confidence with a recognition that the market is changing in the way people are buying properties, and the investment cycles necessary to hold on to quality luxury property in Barcelona: “. Given the current economic conditions and lack of finance available to local buyers, international clients should be willing to hold on to their properties for longer as it will be several years before the next growth cycle.”

Spain Real Estate Market Reports: Forthcoming Release

Readers can download copies of the reports from the Lucas Fox website  and from this blog’s Spanish Real Estate Market Reports page. If you are interested in keeping an eye on when is the best time to buy property in Spain, we encourage you to subscribe to the Lucas Fox blog so we can keep you up to date with future releases of the market reports.

The data that is used in the report comes from a variety of sources:

  • online real estate portals
  • Spanish housing and statistics Governmental departments
  • Lucas Fox sales data (for example, sales of Costa Brava villas in the first half of 2011), and
  • feedback from Lucas Fox luxury property buyers.

A key complaint about Spanish property data over the past few years has been its inconsistency. This is often the case with economic figures, and Spain has received its fair share of complaints. This has included complaints pointing to differences in how property data is presented, and disagreements about the core set of economic metrics that should be used to forecast future growth and prosperity for the country more broadly.

For example, in July this year, leading economic agencies ranging from the Bank of Spain, the Spanish Government, the IMF and OECD each drew on different sets of metrics to calculated forecasted growth in household consumption. This resulted in differences from 0.9% growth predicted for 2011 (by a consensus of independent analysts) to 1.6% growth (predicted by the OECD).

Differences in forecasting and analysing property markets is similar.

To address the disparity in ways of reporting housing data, Lucas Fox triangulates the data sources used when collating our half-yearly market reports. As leaders in the Spanish luxury property market, we are also able to compare the figures to the experiences of our sales staff and the feedback we receive from our customers, property buyers, and recent property sellers. This helps us ensure the data reflects the real experiences in the market, in each of the three key locations.

“Triangulation of data” is a process where several sources are used to measure the same topic. For example, when looking at house sale prices, we looked at monthly data reports from:

  • leading online web portals fotocasa and idealista,
  • an industry housing price index designed by real estate portal Kyero in partnership with real estate analysts Tinsa
  • Spanish Government Department of Housing and Development
  • Spanish National Statistics Institute.

Ibiza Real Estate: Tally Ho!

The Baleares International Beach Polo Tournament returns to Ibiza from 13 to 18 June this year, creating a must-see event for anyone visiting Ibiza real estate at the start of the 2011 summer.

Last year’s inaugural tournament was a highlight of the summer Ibiza calendar, with the event considered on par with some of the world’s finest beach polo competitions held in Dubai, Miami and Punta del Este. The tournament is hosted in a manner more akin to a festival – with fashion shows, parties and dining events running tandem to the polo competition. This year also sees the introduction of a Ladies Beach Polo Cup.

Leading polo players from around the world will be competing, including Martin Valent from Argentina, Calao Melo from Brazil and Christian Braun from Nassau.

Ibiza properties have been in great demand this year, as Alix Bond from the Lucas Fox Ibiza office explains: “2011 has seen a continuation of the high level of interest in Ibiza holiday rentals and properties for sale. More and more people are looking at renting villas on Ibiza as an alternative to staying in hotels. This is great news for the owners of houses in Ibiza as they are seeing the rental potential and income of their properties increase year on year.”

As occurred last year, event organizers are expecting spectators ‘from the worlds of fashion, film and TV’ to be in attendance across the six days of the competition.

Despite the high demand, there are still some opportunities to book Ibiza real estate for a holiday rental during the peak months. Tourist numbers help stabilize Ibiza real estate market

Does Spanish tourism have a flow on effect to real estate Spain? The healthy tourist numbers since the start of 2011 could be indicative of a trend that gives further confidence to the Spanish property market.

Spain is top of the list for many holidaymakers:

  • Travellers love the relaxed and friendly atmosphere of the cities, towns and islands of Spain.
  • They appreciate the consistency and comfort of the weather, and find the country an easy place to arrive at or to depart from.
  • Visitors talk about the delicious foods, and how easy it is to get around either within a city like Madrid, or between places, like those hopping from a Barcelona property to a holiday spot on Ibiza real estate.

2011 has already started to look like a bumper year for Spanish tourism. The first quarter of 2011 has seen a solid increase in tourist numbers compared with the same three months in 2010. Recently-released April 2011 figures for airport passenger arrivals show the trend continuing.

This April, passenger arrivals into Spanish airports were 20% higher than for the same time last year. The increasing number of visitors to Ibiza was even more pronounced, with the 266.241 arrivals adding up to a 32.9% increase on 2010 numbers.

“All the signs are that 2011 is going to be a great season on Ibiza,” confirms Alix Bond from Lucas Fox’ Ibiza office. “Holiday rental companies and hotels are already reporting an increase on occupancy from last season with a notably higher demand for luxury villas in the Cala Jondal and Es Cubells areas.”

Tourism can play an important role in increasing the stability and opportunity of a property market. This year’s tourism could be a good news indicator for real estate Spain broadly, while the first four months of the year are buoying the scene in Ibiza. As Alix points out, tourists need accommodation, so a regular flow of holidaymakers can promote a healthy Ibiza property rental market.

“In recent years, Ibiza has focused on attracting more luxury tourism to the island and the positive news for the property market on the island is that many of these holiday makers will go on to buy property on Ibiza. There is a great buzz about Ibiza and Ibiza real estate at the moment. The high level of interest in renting and buying is definitely helping to make Ibiza property an interesting investment with great rental potential and the possibility of capital growth in coming years.”

With the summer months approaching, a strategic property investor would do well to keep one eye on the tourist numbers and one on the rental property vacancies. Weighing up the two may be one of the most useful factors in identifying the best time to buy Ibiza real estate.

Ibiza real estate is your next port of call

With recent upgrades to Barcelona Port accessibility, and still more on the way, a novel way to check out Ibiza real estate now is to arrive via the sea rather than fly in. From Barcelona, the port makes an excellent departure point when setting off to view Ibiza properties.

Barcelona Port is one of the busiest tourist and commercial hubs in Europe. Last week, the Port Authority of Barcelona took further steps to alleviate the potential for any congestion by opening up additional temporary access lanes for taxis to collect passengers. This should more than double the port’s accessibility for those arriving and departing. By the end of June, new works should be completed which will see ongoing increased accessibility between cruise berths and taxi transportation.
