2011 has seen strong demand for luxury real estate in Costa Brava. The unspoilt beauty of the area, with small villages peppered along its coastline, has meant that the area operates independently as a property market, a fact often lost when analysts summarize Spanish real estate more broadly.
“The limited supply, yet high demand, for high end luxury properties in the Costa Brava region make these properties more price resilient than those in other parts of Spain”, explained Tom Maidment, Lucas Fox Director, when quoted for the Lucas Fox Costa Brava Real Estate Market Report last month.
Many tourists who know the area are familiar with Blanes and Lloret de Mar but for Mr Maidment, the truly hidden gems of Costa Brava can be found between Palamos and Begur. “I first discovered the area in Easter 2004 and bought a house in Begur less than three months later,” he shares.
Luxury real estate in Costa Brava has seen increased interest this year. Demand for luxury villas in Costa Brava with 5 or more bedrooms for example, has led to a price battle in the first half of 2011. In the first two quarters of this year, average prices for luxury villas in Costa Brava have jumped from an average of €753,000 to €902,000, according to real estate portal Kyero.
4 bedroom properties have also seen increased sales prices this year, increasing from €580,000 at the end of March to €632,000 by the half-year point.
It is little wonder why investors want to snare their own luxury real estate in Costa Brava now. The area boasts some of the most beautiful bays and beaches of the Spanish coast, including Sa Tuna, Aiguablava, Aiguafreda, Tamariu, Llafranc, Sa Riera and Calella de Palafrugell.
Tom Maidment adds: “There are also a few lesser known beaches, such as Castell beach (just north of Palamos) which is slightly off the beaten track, completing wild, with no construction at all. My favorite aspect of the Costa Brava is that it is peaceful, extremely beautiful and private. There is a lot of wealth in the area, but unlike the southern Costas, it is in no way ostentatious. People with luxury villas in Costa Brava come here to enjoy peaceful, private holidays with their families. It’s a safe area, great for families and offers a wide range of activities. It’s also extremely accessible – whether you live in Barcelona or abroad – Girona airport is only 40 minutes from Begur.”
