La inauguración del AVE de Barcelona a Francia impulsará las ventas en el sector inmobiliario


Después de muchos años de demoras, finalmente ya ha entrado en servicio el último tramo de la línea ferroviaria de alta velocidad entre Barcelona y Francia. A partir de hoy habrá nueve trenes diarios del AVE desde Barcelona a Girona y a Figueres, dos de los cuales servirán de enlace con el TGV francés que va a París, donde también hay los trenes Eurostar, que enlazan con Londres y Bruselas. No obstante, las conexiones directas entre Barcelona y Francia no estarán en funcionamiento hasta abril, ya que durante los próximos tres meses los pasajeros con destino a Perpiñán tendrán que cambiar de tren en Figueres. La duración del trayecto del AVE de Barcelona a Girona será de 39 minutos y de Barcelona a Figueres será de 55 minutos. Habrá tarjetas con descuentos para 10 trayectos, lo que significa que el trayecto costará solo 6,91 € (Barcelona-Girona) y 8,89 € (Barcelona-Figueres), aunque será más caro para los viajeros ocasionales.

Esta infraestructura llega casi 21 años después de la primera línea de alta velocidad entre Madrid y Sevilla, de casi 3.000 kilómetros. España cuenta con la red ferroviaria más extensa en el mundo después de China. Finalmente, la península ibérica quedará conectará por tren de alta velocidad con el resto de Europa, mientras que las cuatro capitales de Cataluña -Barcelona, Girona, Lleida y Tarragona- también estarán conectadas entre sí.

Boost for property sales as last High Speed railway stretch between Barcelona and France finally unveiled


After years of delays, the last stretch of the High Speed railway linking Barcelona and France is finally in service. There are now nine daily AVE fast-trains from Barcelona to Girona and Figueres, two of which will connect with the french TGV fast-trains to Paris, where Eurostar trains link to London and Brussels.  Direct connections between Barcelona and France will still have to wait until April, as during the next three months passengers will have to switch trains at Figueres if they want to continue to Perpignan. AVE trains from Barcelona to Girona and Figueres will have journey times of 39 minutes and 55 minutes respectively and 10-journey tickets will be issued for daily passengers which mean that the rides will cost only €6.91 and €8.89, although they will be more expensive for occasional travellers.

This infrastructure arrives almost 21 years after the first High Speed Train line between Madrid and Seville was unveiled and after nearly 3000  kilometres of railroad has been constructed. Spain now has the world’s second largest rail network after China. Spain will finally be connected by High Speed Train to the rest of Europe whilst Catalunya’s four capitals – Barcelona, Girona, Lleida and Tarragona – are also linked between themselves.

Lucas Fox International Properties Opens New Property Division: Country & Sporting Estates

Lucas Fox today launches a bespoke country & sporting estates property service. A new department has been created to offer the best selection of equestrian, hunting and country sporting luxury estates in the Iberian Peninsula.  The company’s rationale for the new service is to respond to increased client demand for large high-end country properties. The agency has appointed a country and equestrian property specialist, Charlotte Rodriguez-Banks to oversee the new division.

The agency proactively identified a niche group of international clients who are actively looking for solid investments in Spain and interested in country lifestyle pursuits. Having identified the trend the agency followed up on client and vendor enquiries and concluded that there were two main buyer types. One category of buyer looked at enjoying the property with recreational land assets and the other looked to convert the property’s land assets into professional sporting and country lifestyle businesses.

Alex Vaughan, Director of Lucas Fox summarized the company’s intentions for the forthcoming year with the new division, ”The new country and sporting estate offering enables us to service a very interesting client profile and aggressively grow into new regions throughout the Spanish peninsula. We are proud to be the first agency to offer a specific country estate portfolio throughout Spain.  We already had a strong portfolio of properties in Cataluña and over the last two quarters we have further expanded into Andalucía, Valencia and Mallorca. By the end of 2012 we plan to offer the widest selection of country and sporting estate properties in Spain”.

The real estate agency has quickly acquired instructions on a number of superb properties over the previous few months and plans to immediately market its product range.

Anthony Leaton, Marketing Director of Lucas Fox stated, “We launch the new service with approximately 500M EUR of properties in our portfolio and we have already attracted a significant level of enquiries when we had soft launched the service. Now we are heavily promoting this new service via all communication channels.“

Leaton concluded on the company’s marketing strategy, “In the next few weeks, we will be producing a market report outlining the strength of Spanish country real-estate. This will interest residential buyers and commercial investors”.

Charlotte Rodriguez-Banks, has been appointed to spear-head the new department. She enjoys over 25 years high-end luxury real estate experience, and is well known within the country pursuit community for her equestrian, hunting and sporting expertise.

 

Rodriguez-Banks added, “We are kick starting the new service with an exceptionally strong property portfolio of residential, investment and commercial properties for country pursuit enthusiasts. Recent instructions on exclusive properties such as the Montenmedio Golf and Country Club and Mas El Castell are a testament to the company’s strength in attracting high-end commercial and residential estate vendors to Lucas Fox”.

Vaughan, summarized the new appointment, “The department, headed by Charlotte, is in line with our company policy of offering high quality staff expertise to offer our best property search and advice”.

Luxury retail and property: similarities in Barcelona markets

 

Luxury products are in high demand amongst affluent society travelers

In April this year, luxury retail clothing boutique Etimoe opened their latest store on Avenida Diagnoal (at 550) in the centre of Barcelona’s exclusive fashion strip. The brainchild of Catalonian fashion designer Antonio Miró, the Barcelona flagship store is Etimoe’s new city base. A Castelldefels store has been operating since 1999, and has built up the local luxury retail brand’s reputation for selecting exclusive clothing brands and accessories marketed to executives, entrepreneurs, and affluent society doyens looking for stylish work and leisure wear.

The establishment of the Barcelona luxury store reflects the strength of the luxury retail trade both in Barcelona and around the world. Milan-based luxury retail consultancy analysts, Bain and Company, recently revised their growth forecasts upwards for 2011 from 5-6% growth to 8%, calculating an expected international trade of €185 billion in luxury goods by year’s end. Luxury retail stores – like Etimoe, furniture designers BoConcept, and home service entrepreneurs like Voneida Bell – are appealing to local and international affluent society consumers as part of a global trend in which European brands and locations are being associated with prestige and value.

It is a trend that Lucas Fox has similarly observed with the local luxury property market since the end of 2010. Analysing the Barcelona property market’s performance at the end of last year, Lucas Fox Director Alex Vaughan confirmed that the luxury property market “remained solid” with exclusive properties in Sarria-Sant Gervasi and Les Corts maintaining a slight increase in property values at year’s end.

The strength of the luxury property market has remained constant for the first half of this year after a slight drop from last year’s maximum prices. Lucas Fox’s first half 2011 market research report is expected to confirm data when released in the coming weeks. While averages may have faltered slightly, trading of individual properties has been strong, with boutique retail and hotel commercial properties seeing a stronger interest in recent months. Other property realtors are seeing a similar resilience in luxury property: First Mallorca facilitated 47 property sales each worth over €1 million between January and May this year.

Barcelona may be ideally placed to capitalize on the affluent society hunger for luxury retail and property goods, as Business School and Luxury Marketing Director Fernando Huertas pointed out earlier this year at a business conference on the luxury consumer market. He spoke of Barcelona’s appeal to affluent society consumers keen to sample the high-class gastronomy culture. The city’s value is no doubt added to by its recent standing as a world class reputable brand in another business school study.

 

But this doesn’t mean it is an easy market to manage. The rules of luxury retail have changed significantly, as have affluent society consumers.
Now shoppers are:

  • Researching their purchases daily online and on mobiles,
  • Conferring with friends and over social networks,
  • Expecting a seamless experience between their online connection with a brand and the physical store.

They are, also, often younger, reflecting a trend that has also been seen in the Barcelona luxury property market this year. A growing proportion of affluent society consumers are from emerging markets especially China and Russia. These luxury retail consumers are expected to be followed shortly by a surge of investors and shoppers from Brazil, Mexico, and the Middle East.
